Will there be walking and biking trails?
Both an asphalt trail and a series of woodland trails are part of the community's master plan. The asphalt trail follows main thoroughfares and both walkers and bikers are welcome. Woodland trails follow the shoreline of Lake Frederick. To preserve the pristine character of the lake area, the Virginia Department of Game and Inland Fisheries maintains a 100 foot buffer around the lake, and the Department has granted permission to Shenandoah to construct trails on the wooded acreage within the buffer. Both trails are maintained by the Homeowners Association.



Are planned activities on the schedule?
Something interesting is happening at Shenandoah every day of the week. Our full-time Activities Director maintains a comprehensive activities and events schedule—a daily mix of activities that satisfies a wide range of interests and abilities. Residents are always part of events planning, and the clubs formed by owners contribute to the well being of the community as a whole.



How much do homes in Shenandoah cost?
Prices begin in the low $300's. The builder is happy to discuss base prices as well as custom options.



What are the types and styles of homes at Shenandoah?
The architecture at Shenandoah is meant to reflect and enhance the community's natural surroundings, and draws on the rustic elegance of the Adirondack style. The master plan includes single-family detached, single-family attached (duplexes), town homes, and condominiums. The builder is now offering detached homes. Duplexes, town homes and condominiums will later be added to the mix.



How soon can I occupy my home?
Construction activity is continuing, and a significant number of residents have settled happily into their new homes. Builders currently average 6-7months from the time of signed contract to deliver a new home. Spec units can occasionally be delivered in a compressed time frame. The HOMES section of this website links to builder information about homes available now, those soon to be completed, and information about availability.



Shenandoah is an age-qualified community. What does that mean?
At least one resident of most households must be 55 years of age or more, though in a limited number of homes, the minimum age is 45. No one under the age of 19 may be a permanent resident.



May I invite my grandchildren for a visit?
Friends and family are always welcome at Shenandoah. Visitors under the age of 19 may stay for up to three months each year. Guests over the age of 19 may stay indefinitely, as long as the home is occupied by at least one adult aged 55+.



What is the Home Owners Association (HOA)?
The Homeowners' Association protects the investment of residents by overseeing the maintenance and operation of buildings and grounds and regulating the use of common elements. The HOA relies on professional management to carry out day-to-day functions, but resident committees maintain active oversight.  All unit owners of Shenandoah are HOA members.



How much will the HOA fees be and what will they cover?
Monthly fees for villas and detached homes are the same. Fees cover costs of common area landscape maintenance, primary private lot landscape maintenance services, maintenance and upkeep of amenities, trash collection, and snow removal for roads and common areas. Fees also create a reserve fund to large scale repairs and/or replacement of common facilities as they become necessary.



May I bring my pet to live with me?
Domesticated pets are welcome so long as the pet does not present a hazard to residents or cause disturbance in the community. Size restrictions may apply in certain neighborhoods. Pets must be leashed outdoors and proof of rabies inoculation and annual county registration may be required. There is no fee for keeping a pet.



When will the Clubhouse Village be completed?
The 10,000 square-foot Fitness Club, part of the 35,000 square-foot Clubhouse Village complex, is fully operational. Construction of the larger Social Club is well underway. The Social Club will house indoor and outdoor dining, media and club rooms, a library, a welcoming and comfortable lobby, and ballroom facilities for residents and their guests. At the Fitness Club, indoor and outdoor pools, state-of-the-art exercise equipment, and an aerobics workout room are open for residents and guests. Tennis courts, picnic pavilions, and park areas will be added as the nine-phase home building schedule continues to evolve.



How will utilities be provided?
All homes in Shenandoah will be served by public water and sewer through the Frederick County Sanitation Authority. Natural Gas is available through Shenandoah Gas. Electricity is provided by Allegheny Power. Verizon FiOS is available to all homes for phone and internet connectivity. Verizon also offers TV/Cable services through their affiliate, DirecTV. Comcast lines also serve all the homes and can offer phone, internet and cable connectivity. All utility lines are underground to ensure that the community's vistas remain pristine.



Where can I launch my boat?
The public slips at Lake Frederick may be used by visitors who have secured a visitor's pass and by residents whose boats are registered with the community.



What kind of fish can I expect to catch?
Anglers may encounter largemouth bass, bluegill, red ear sunfish, black crappie, channel catfish, walleye, and northern pike. The Virginia Department of Game and Inland Fisheries annually stocks catfish, walleye and pike. Other fish species reproduce naturally.



Who owns Lake Frederick?
Lake Frederick is a public facility owned and managed by the Virginia Department of Game and Inland Fisheries.



Can I purchase a home site and defer building a home on it?
The construction of homes is regulated by a time-sensitive master plan. Building homes according to a pre-set schedule helps to preserve attractiveness and affordability throughout the community. 



May I rent my home if I'm not ready to move in?
You may rent your home if the tenant meets the age qualification, signs a lease for a minimum of 12 months, and agrees to abide by the HOA rules.



What are the County taxes?
The 2010 Frederick County real estate tax rate is $ 0.51 per $100.00 of assessed value—unchanged from 2009. The County Commissioner of Revenue (540-665-5680) administers a tax relief program for the elderly, which is based on income and net worth. This applies to real estate taxes only. Personal property tax is levied at $4.20 per $100.00 of assessed value.



Will I be able to finance my purchase?
Your builder can offer several financing options and will help you find the one that's right for you. Check with your sales representative.  



Will there be home site premiums?
Some homes carry premiums determined by size and location factors, as well as proximity to and/or views of the lake. Check with your sales representative for details.



Can I build at Shenandoah using my own design?
The home designs approved for construction in the community are elegant, varied, and certain to please the most discriminating buyer. It may be that certain design features you admire can be incorporated for you (as custom components) into a home approved for the Shenandoah master plan.
